Administrative construction - office and operations buildings
Administrative buildings are non-residential buildings that primarily accommodate office space, and to a lesser extent storage space, lavatories, social spaces, meeting rooms, circulation and equipment space. The varied types of use for the rooms within a single building mean that hall construction is ideally suited to such buildings. Grid-formed floorspace layouts, a modular construction method as well as the options available from using steel or ferroconcrete construction for the architectural configuration of the building, create administrative buildings with an excellent price to performance ratio.
Administrative building construction costs
The construction costs associated with an office building or other administrative building are as varied as the ideas you can apply to both design and implementation. The size of the finished structure is one of most significant cost factors, which has a knock-on effect on the size of many construction and ancillary costs. A bespoke implementation of particular architectural ideas has its own price, too. Finally, energy efficiency and a pleasant internal environment must also be considered in administrative buildings, since the internal spaces will be used by many people every day. Landscaping around administrative buildings is often also a consideration, and these costs are a further factor in the overall project budget. The best way of determining the costs for your planned administrative building is a formal cost estimate. We are happy to provide this on the basis of your specification.
Construction methods for administrative buildings
Even nowadays, office buildings, operational buildings or other administrative buildings are often constructed brick-by-brick in a masonry construction style. As a rule, the construction methods we use for our industrial and commercial building projects are considerably more cost-effective. The versatility of these methods means that there is effectively no limit on the floor plan configuration, roof structure, or building size:
- Ferroconcrete can be used either as a prefabricated component or poured on site. We differentiate joist-based, steel-skeleton structures from panel-based structures. The two methods of construction can be combined in a single structure.
- Steel load-bearing frames offer a variety of options with regard to both structure and form. The narrow cross-sections and rapid on-site progress both make for versatile buildings constructed in a cost-efficient way. For the wall and roof structures various materials can be used. This creates a wide range of possibilities for the aesthetics of the building.
You can determine not only the functional requirements of your project, but also the method of construction. We are very happy to discuss with you the advantages of each method of construction.
Roof structures in administrative buildings
Depending on the construction method chosen for a project, all conventional roof structures come into use in administrative building construction. Particularly when steel-skeleton construction is used, all roof types are an option. According to the architectural specification, the building can be topped out with a flat roof, mono-pitch roof or as a gabled roof. Domed roofs, barrel roofs or entirely bespoke roof forms are also possible. The roof is amongst the most important elements of the building’s outer shell and must look good, be functional, and above all be entirely weatherproof. All of these materials can be considered for use as the roof covering:
- Roofing tiles or slates
- Steel trapezoid panels
- Fibre cement corrugated sheeting
- Autoclaved aerated concrete sheeting as a masonry roof
Office buildings in particular often combine the chosen roofing material with glass. This lets light into building and enables an exclusive and distinctive architectural design.
Façades for administrative buildings - wall structures and aesthetics
Administrative buildings require an attractive external appearance, but also a good internal environment and functionality. Achieving this requires sufficient lighting as well as consideration of thermal insulation suitable for both summer and winter conditions. Modern façade systems fulfil these requirements laudably, and their use in administrative buildings is highly effective. Wall structure options include:
- Double-skin façades
- Glazed façades
- Rear-ventilated curtain façades in wood, metal or fibreboard
- Stonework façades in brickwork or autoclaved aerated concrete sheeting
Examples of the application of administrative building construction
The usage requirements placed on an administrative building are different from those of an industrial or residential building. It is therefore important that, even in the earliest design phase, configurations for work and functional spaces are matched exactly with one another. Functional spaces, determined by you as the building’s future user, as well as the most detailed possible description of workspaces, support our design and project planning process. In so doing, the following types of buildings pose very different challenges to us:
An office building requires office space, typically in a variety of individual configurations such as cubicles, open-plan offices, or a mix of the two. Social spaces, meeting rooms and other types of room must also be included in the design, and the desired effect on visitors and the integration of the building into the surrounding urban environment should also be considered.
Structures can be considered as operational buildings when they do not serve as residential buildings, are used for commercial purposes, and cannot be placed in any other category of building. They accommodate offices, storage space, workshop space, equipment and various miscellaneous rooms.
Administrative buildings, as the name implies, are primarily intended for administrative purposes. Along with offices and the social spaces that accompany them, administrative buildings often also feature large archiving rooms or server rooms.
